Home Business Notification
If you run a business from your home, such as a consultancy, hair salon, bed and breakfast, or therapeutic practice, you may need to notify your municipality. A home business (bedrijf aan huis) must preserve the residential character of the dwelling and only use a small portion of the property.
Your municipality checks the local environmental plan (omgevingsplan) to determine if your activity is allowed. Factors like noise, parking pressure, and impact on neighbours are assessed. Some home businesses require only a notification, while others need a full permit. Contact your municipality or check the Omgevingsloket to find out what applies to your situation.
Requirements
- Zoning plan: Check at www.ruimtelijkeplannen.nl whether a home business is permitted
- Residential character: The residential character of the dwelling must be maintained
- Size: Only a small part of the dwelling or outbuilding may be used
- No nuisance: The business activity may not cause disproportionate nuisance (noise, odor, traffic)
- Parking: No additional parking pressure may be created in the neighborhood
Procedure
- Check zoning plan: First check whether your activity fits within the zoning plan
- Permit check: Perform the permit check in the Environmental Permit Service Desk online (OLO)
- Submit notification: If necessary, submit a notification to the municipality or Environmental Service
- Environmental permit: An environmental permit may be required for renovation
- Contact municipality: Contact the municipality for consultation if you have questions
Restrictions
- Limited activities: Not all business activities are permitted at home
- No employees: Often you may have no or only limited employees
- Visitor numbers: There may be restrictions on the number of visitors per day
- Appearance: The appearance of the dwelling may not change to a commercial property
