Environmental Permit for Building Activities
If you plan to construct a new building, build an extension, renovate, or make other structural changes to a property, you likely need an environmental permit for building activities (omgevingsplanactiviteit bouwen). This permit is required for construction work that is not permit-free under the municipal environmental plan (omgevingsplan).
Use the Vergunningcheck on the Omgevingsloket to find out if your project needs a permit. The municipality checks that your building plans comply with the omgevingsplan and technical building regulations. Since the Omgevingswet, different types of building activities are distinguished, so the rules that apply depend on the nature and scale of your project.
Requirements
- Permit check: Perform the Permit Check on the Omgevingsloket to determine whether a permit is required
- Construction drawings: Site plan, floor plans, elevations, and sections of the construction plan
- Environmental plan: The construction plan must fit within the rules of the environmental plan
- Building Decree: The design must comply with technical requirements from the Building Decree (Bouwbesluit)
Procedure
- Application: The permit is applied for digitally via the Omgevingsloket with DigiD or eHerkenning
- Assessment: The municipality assesses the construction plan against the environmental plan and Building Decree
- Processing time: Usually the regular procedure applies; in specific cases the extended procedure
- Decision: Upon granting, you receive the permit and can start construction
